6 Pro Tips For Property Owners: Keep Your Renters Happy

If you’re a property owner renting out your home, obviously you want to make sure that your property is booked as much as possible. More renters = more money in your pocket! Yes! 

So of course you want to ensure that your guests are extremely satisfied with their stay. Not only do you want positive reviews online, but you want your guests to spread the word within their circle of family and friends. 

Nothing gets past the internet anymore. Everyone’s experience is transparent, so it’s important that you meet the expectations of your guests from start to finish. When it comes to making passive income from your short-term rentals, repeat visitors are key. Not only that, but one bad review could curtail numerous future visitors from considering your property. 

So, how do you keep your guests happy? 

Most people who book your property are on vacation, or at least trying to catch a break from their daily grind. Above all, they want to relax. They want their experience to be seamless, comfortable, and hassle free. So, when it comes to impressing your guests from the get-go, here are some things to keep in mind: 

Keep Your Guests in the Loop 

After your guests book with you, make sure they receive check-in details, arrival information, etc. People want to know what to expect so they can be prepared. You might also want to include flyers for events, fun things to do locally, and a few take-out menus for restaurants. 

Consider Design

Don’t underestimate the importance of presentation. Interior design is no joke, and it plays a large role in how inviting and relaxing your property is. If you’ve invested in creating a tranquil and modern space, guests will notice and appreciate it. Bottom line: you want your guests to feel amazing in your space so they’ll want to come back again and again! (and tell their friends). 

Keep Your Word

Properly staging your property for online listings is an important step, but you want the actual experience to align with your online presentation. Make sure there are no discrepancies—no one wants to be disappointed!

Tidy Up

Consider Modern Guests 

Let’s face it, people have come to expect that you’re keeping up with the times, and that your property will include basic modern amenities like: 

High speed internet

Especially now that more and more people are working remotely on their vacations, high speed (and wireless, of course) internet is a must. 

Flat screen TV 

Smart TV’s are optimal to stream movies, TV and music. If you don’t have a smart TV you should at least have a flat screen. It doesn’t necessarily need to be a 50-inch flatscreen in your living room, but if you’re still rocking a VHS system (or no entertainment at all), it’s definitely time for an upgrade. 

Coffee (maybe even Nespresso?) Machines 

Your guests probably like coffee, a lot. If you want to make a lasting impression, make it easy for them to have their morning coffee! 

Make Guests Feel At Ease 

So your property is modern and it’s nice and clean—awesome! You’ll also want to think about how convenient and stress-free your stay is for your guests by considering things like: 

Going Keyless 

Not that physical keys are totally out, but you might want to consider giving your guests a pin code instead so they don’t have to coordinate 2 keys between parties and worry about misplacing them. 

Security 

Depending on the neighborhood your property is located in, you’ll want to consider having a basic security system in place. It’ll help your guests (and you) feel more secure. It’s all about making sure your guests have a great time, and it’s easier to relax when you’re not worried about someone breaking in. 

Follow Up 

Let your guests know that you care about their experience! Follow up with them after their stay and let them know that you appreciate their business. It’s also a good idea to ask for ratings and feedback so you can progressively improve your service and provide people with an even better experience next time. 

Ask for Reviews 

If you have guests that tell you they had an amazing experience, but they haven’t left a review on the main sites your property is listed on, don’t be afraid to ask for a review! Those glowing reviews will feed back into your abundant circle of constant bookings and more passive income.
